Nobody can tell you where rates or prices will be in 2027, and we will not try. This fall, mortgage rates are about a point higher than a year ago, construction inputs are rising faster than resale prices, and Hidalgo County resale buyers have room to negotiate. For most families, the answer depends less on the market than on credit, land, timing and how long they plan to stay.
This is general information, not financial advice. We are a builder, not a lender, and these are the latest figures available in early November 2026.
What do the numbers show this fall?
| Measure | Latest | A year earlier |
|---|---|---|
| 30 year fixed mortgage, October 29 | 7.24% | 6.17% |
| 15 year fixed mortgage, October 29 | 6.60% | 5.41% |
| McAllen area median sale price, September | $235,000 | $241,000 |
| McAllen area months of inventory | 9.2 | 9.0 |
| Brownsville area median sale price, September | $265,000 | $261,750 |
| Brownsville area months of inventory | 6.5 | 7.3 |
Costs moved the other way. The producer price index for inputs to new residential construction was 10.3% higher in September than a year earlier, NAHB reported. Much of that is energy, up 64.1%; building materials alone rose 5.5%.
What could improve if you wait?
- Rates could fall. The 30 year average has ranged from 5.98% to 7.40% this year alone, so a point in either direction is not unusual.
- Lumber duties came down. Final rates published October 19 cut the duty on most Canadian softwood lumber from 35.16% to 24.75% (Government of Canada). A separate 10% U.S. tariff still applies on top.
- Insurance may ease. Texas homeowners rate filings averaged a 4.3% decrease in the 90 days to October 8, the Texas Department of Insurance said, after several years of increases. In Cameron County, TWIA filed no rate change for 2027.
What could get harder?
- Rates could also rise. On October 28 the Federal Reserve held its target at 3.75% to 4%, after raising it in September, and two members preferred another increase. Its next meeting is December 8 and 9.
- Material costs could keep climbing. Energy prices feed into materials, delivery and job site costs, and nobody can say how long that lasts.
- Cabinet tariffs are scheduled to double. The tariff on imported kitchen cabinets and vanities is set to rise from 25% to 50% on January 1, 2027, with lower rates for countries with trade agreements (Federal Register). Whether it touches your home depends on where the cabinets are made, so ask.
None of this is a reason to rush. It is a reason to know your numbers.
How much does each one really matter?
Here is the monthly principal and interest on a $250,000 loan over 30 years, before taxes and insurance:
| Rate | Monthly payment |
|---|---|
| 6.00% | $1,499 |
| 6.50% | $1,580 |
| 7.00% | $1,663 |
| 7.24% | $1,704 |
| 7.50% | $1,748 |
| 8.00% | $1,834 |
Each quarter point is worth about $42 a month. That makes the trade easy to measure: a half point lower saves about $84 a month, and a 5% higher build price adds about the same at today’s rate. So waiting for a half point only pays if the cost of the home does not rise more than about 5% in the meantime.
There is one difference between the two. A rate can be refinanced later if rates fall, you still qualify and the closing costs make sense. The price of a house, once built, cannot. Neither direction is a sure thing, which is why we would not tell anyone to time it.
What matters more than the market?
- Your credit and savings. Moving a score can take three to twelve months, and it changes your options more than a quarter point does.
- Your land. If you own a lot, its equity may cover your down payment, and our guide to building on your own land shows what to check. If you do not, a good lot at the right price can matter more than the month you start.
- Your family’s calendar. A lease ending, a school year, a parent moving in.
- How long you will stay. The longer you stay, the less a single year’s rate decides.
- The real schedule. Plan on two to four months before closing and about six months of construction. A family that starts talking to us now would get keys around the second half of 2027, so the choice is less “now or later” than when to sign.
Is buying a better move right now?
Sometimes, and we will say so. With 9.2 months of inventory and a lower median than a year ago, Hidalgo County buyers have real room to negotiate. If an existing home truly fits your family, this is a good market to make an offer. Cameron County is tighter at 6.5 months. Our build vs. buy comparison runs the numbers side by side.
If you wait, how do you stay ready?
- Get prequalified. It costs nothing, takes one to three business days and gives you a real number.
- Have your land evaluated, or look at lots with our land buying checklist. Our site evaluation is free.
- Keep your credit clean: pay down cards and avoid new debt.
- Set your own trigger, a monthly payment you are comfortable with, instead of waiting for a headline.
If you go ahead, how do you protect yourself?
- Lock the house price. With us, your price is locked once your contract is signed and your selections are finalized.
- Lock the rate for the real schedule. Our guide to construction loan rate locks explains how, and what a float down costs.
- Finish decisions early. Late changes cost more than almost anything on this page.
Frequently asked questions
Will mortgage rates drop in 2027?
No one knows. They moved more than a full point within 2026, which is a good reason to plan around a payment you can carry rather than a rate you hope for.
Will your prices change in 2027?
Our current rates are the 2026 rates in our cost guide. Whatever the market does next, your price is locked once your contract is signed and your selections are finalized.
Is it too late to start this year?
No. Prequalification and a site evaluation take days, cost nothing and commit you to nothing. Get prequalified or schedule a consultation, and you can decide with your own numbers in hand.
