What this site is

This is a marketing and information website for South Texas Builders, a custom home builder operating in South Texas. Everything here is general information about how we build and what it typically costs. It is not a contract, an offer, or professional advice.

Pricing and estimates

Costs shown on this site, including the per square foot rates by service region, are general figures for construction only, current as of their stated date, for single story homes at our standard specification. They exclude land, site preparation, permits where noted, utility connections, septic systems, windstorm insurance and appliances.

Nothing on this site is a quote. Your price comes from a written estimate based on your plan, your parcel and your selections, and it is locked in your construction agreement, not here.

Timelines

Construction timelines described on this site are typical, not guaranteed. Weather, material availability, municipal review queues, inspection scheduling and change orders all affect real schedules. Your project schedule lives in your agreement.

Financing information

We are a builder, not a lender, a mortgage broker or a financial adviser. Descriptions of FHA, VA, USDA, conventional and construction to permanent loans are general summaries of programs administered by others, and program rules change. Down payment percentages, credit thresholds and eligibility are set by lenders and agencies, not by us.

Nothing here is a commitment to lend, a preapproval or a guarantee that you will qualify for anything. Only a lender can tell you what you qualify for.

Regulatory information

Where this site describes flood zones, windstorm requirements, permitting authorities or rural loan eligibility, it links to the agency with jurisdiction. Those agencies are the authority, not us. Verify your specific parcel with them before making a decision that depends on it.

Photographs

Project photographs show homes we built. They are illustrative of our work, not representations that your home will be identical. Finishes, dimensions and features vary by project, plan and budget. Where a project photograph is not attributed to a city, it is because we have not verified that address, and we would rather say so than guess.

Client testimonials

Testimonials are the words of the families who gave them, published with their consent. They describe those clients’ experiences and are not a promise of the same outcome on your project.

Property listings

Where a home is shown as available, its price, specifications and availability are current as of publication and are subject to change or prior sale. Confirm current status with us before relying on it.

Intellectual property

The content, photography, floor plans and design of this site belong to South Texas Builders or its licensors. You may share links and quote briefly with attribution. You may not reproduce the photography or plans commercially without written permission.
